Covid-19 has brought on many changes to our lives. While some business is prohibited completely, real estate is categorized as essential business. In keeping with our responsibility to ourselves and our clients we have engaged in a new protocol for showing homes to current and new clients. In addition to masks, gloves, and lots of hand sanitizer, there are a series of forms from the California Association of Realtors that we are requiring all new clients to review and acknowledge as a matter of Broker policy:
Coronavirus Property Entry Advisory and Declaration
The Coronavirus Property Entry and Advisory, simply put, represents that you do no have the virus and have not been in contact with anyone with the virus and are not currently ill. It also states that you will follow the necessary precautions and assume the risk of entering the home.
Arbitration Agreement
Simply put, this document keeps us out of litigation.
Buyer Representation Agreement
This document allows me to show you the property with confidence and establishes the very simple understanding that you and I are in business together to help you buy the home I am showing you. The scope of the agreement starts with the one property for the day we are showing. If we are a good fit and would like to continue working together, we can opt to extend our relationship.
Under “normal” circumstances, I would simply meet you at the property, make your acquaintance, and we would tour the property together. Then we would make the determination if we are a good fit from there. No paperwork. Things are different today. I hope you can understand that I want to show you any and all properties that interest my current and future clients, but COVID-19 has changed the rules a bit. The good news is that with a quick DocuSign, we are good to go. Don’t let this paperwork discourage you from reaching out. It’s simple and to the point.
